2. Construct

Construction Procedure

Stage 1.

You will be introduced to your Site Manager, who will be your point of contact throughout the building process. Our Site Managers are restricted to a small number of homes so as to ensure that quality of care is utmost in every Rawson home.

The site is prepared and pegged out ready for the application of the slab. Preparation of the site includes excavation, piering, laying of internal drains and finally the pouring of the concrete slab.

Slab stage has now been achieved.

Client at this time is required to authorise and arrange progress payment.

Your Site Manager is available for you to contact to keep you up to date on the progress of your home. If you wish to visit the site during construction you will need to contact the Site Manager to arrange an onsite visit, just to ensure the site is safe to visit at that time.

Stage 2.

The house frames are constructed and erected, roof trusses & windows are installed.

Client at this time is required to authorise and arrange progress payment.

Stage 3.

Brickwork and other external finishes are completed, including selected roof cover.

Client at this time is required to authorise and arrange progress payment.

Stage 4.

The “rough ins” for the plumbing, electrical and air-conditioning are completed, the home is now at what we term ‘lock up’ stage.

Internal construction elements are underway, including plaster linings, cornice, and stairs where applicable are installed.

Internal linings stage is complete.

Client at this time is required to authorise and arrange progress payment.

Stage 5.

Internal fit out continues with the completion & inclusion of door jambs, doors, architraves, skirting, kitchen cupboards & robe shelving.

Client at this time is required to authorise and arrange progress payment.

Stage 6.

Internal décor finishes are completed and installed, tiling, painting, lighting, mirrors, door hardware, bathroom fixtures, and final kitchen inclusions are installed. We are there!

All the little luxuries are included that will make this house your home.

Client with the Site Manager will complete a final inspection report to confirm all products & inclusions are correct and that you, the client are happy with the final product.

Rawson Homes now applies for the Occupation Certificate. This certificate can only be achieved once the home has been reviewed & found ready for occupation.

Final payment is made to Rawson Homes.

Client also needs to organize at this time the following:

  • Home Insurance
  • Removalists ready to move you into your new home!
