The first step is Purchasing. There are stages within this step which are laid out below.

Stage 1

Preparing the Tender

Rawson homes prepares a tender for you the client.

Rawson Homes will then investigate the site and ascertain storm water drainage points, water, power & sewer locations, also included in this site inspection is a review of the fall of land.

The tender is returned to the client within approximately 1-2 weeks.

Stage 2

Accepting the Tender

Upon acceptance of the tender the client will pay the 1st part of an acceptance fee to Rawson Homes. This will enable the plans to be prepared for the client to check.

Once the plans are signed off by the client they will be prepared for Council submission.

In some cases the client will need to at this time select external colours for Developer & Council approval.

Stage 3

Plans are Developed

Plans are prepared for submission to the relevant authorities. Such as:

  • Developer / Estate Design Review Committees
  • Council
  • Structural Engineer
  • Water Board
  • Mines Subsidence Board
  • Bush Fire, hydraulic, landscape or other consultants as required

Prior to council submission of the Development Application(D.A) the client will pay the 2nd part of the acceptance fee.

Rawson Homes completes and submits the D.A. to council for approval. Approval times will vary depending on the estate requirements and the processes of the relevant council.

Development Applications are subject to council approval, we can not proceed without council approval.

At this stage a Rawson Homes Colour Consultant will assist you the client to make your selections in regards to finishes & colours for the home.

Stage 4

Construction Certificate

Once Council D.A. approval has been received, Rawson Homes will apply for the Construction Certificate. This is the last stage of the formal building approval process.

Rawson Homes uses the HIA plain language contract. Contracts are then forwarded to the client for their review.

Rawson Homes will require all variations and contracts to be finalised by the client. The client will need to provide evidence of land ownership and the capacity to pay the amount of the contract at this time.

Rawson Homes will consolidate all documentation ready for construction.

When the Construction Certificate is received, Rawson Homes will commence construction within the terms of the contract.

During construction the client will pay progress payments as per the HIA contract:

  1. Slab
  2. Frames
  3. Brickwork
  4. Internal Linings
  5. Fixout
  6. Completion
